when will homes be available for purchase?

The first set of stage 1 homes are available now for purchase! All other homes are available for a preliminary reservation with refundable deposit (more details here). Sign up for updates to be invited to informational sessions - see the “Stay in the Loop” form at bottom of this page.

Are you going to make me haggle over price like other builders?

Nope!! Unlike traditional production homebuilders - we don’t make you haggle. We protect you from bidding wars through fixed pricing “no-bid” process. When you reserve a home, you are first in line to purchase and we don’t ask for “best offers”. Home prices are set based on area comps and actual cost of building the homes.

can i BUY a home as an investment rental property?

Generally, homes will not be for sale as investment properties. New owners or an immediate family member will be required to live in the home for at least one year before renting. This will discourage the neighborhood from being dominated by outside non-resident investors who have no stake in the well-being of the community.

can i rent my home to others?

Yes, after you have lived in the home for at least one year. Additionally, there will be a 20% limit to the number of homes that can be rented at any given time, unless exceptions are made by the HOA board.

will there be a homeowners’ association? How much are dues?

Yes, there will be an HOA and dues that cover all maintenance at Veridian.* HOA dues will be $4.62 per square foot annually, and include all exterior maintenance (including exterior paint and roof), landscaping, snow and leaf removal, the geothermal loop for applicable homes, and 10GB fiber internet (among the fastest in the country!) for all residents at Veridian.

*Not applicable to The Grove Homes by Avalon Housing.

how will the property be managed?

The Veridian Homeowners’ Association will have a management company (Whitehall Management) that will provide a package of services to meet the needs of the community.

The Grove Homes will be developed and managed by Avalon Housing.

What is the grade or quality of materials for windows, garage doors, floor, kitchen cupboards, fixtures, etc.?

THRIVE Collaborative will source superior materials and products. No matter the price point, you can be assured that your home will be well appointed with the very best.

THRIVE is working on partnerships with premium brand door, window, appliance, fixture and materials manufacturers with a focus on performance, quality, health and sustainability. We will share more interiors information prior to home sales.

Is there a list of potential upgrades or customization options?

In order to ensure premium selections that are high performing, healthy, and sustainable, THRIVE will not be offering detailed customization but we will have opportunities for buyers to select limited options, such as tile color. The baseline finishes for all homes will be extremely high quality and upgrades are not necessary, but we will have upgrade options available for buyers who might want to add some special touches.

Regardless of price point, Veridian homes include high-quality, energy efficient Bosch appliances, sustainable finishes, lighting, and plumbing.

Most conventional home builders require you to pay 10% - 25% added to the cost of the home for "upgrades" and "extras" - we're not like typical builders who offer “builder's grade” finishes then force you to pay for upgrades. Veridian is different. We know the planet can’t afford the high cost of cheap stuff.

Is there parking for residents’ and guests’ cars?

Yes, you’ll have plenty of parking for guests. We’ve been mindful to design Veridian for people and not cars or machines. However, we recognize that during this global transition, people will still own and drive cars. We’ve designed over 50 unreserved parking spaces to be distributed and hidden through the property as well as shared parking with neighboring businesses for events (farmers’ markets, movie nights, or other potential community gatherings).

Importantly, we hope to make it easy for guests to choose to bike to Veridian with abundant protected bike parking. We also want to make it easy for residents to own one or fewer cars, by offering EV car share and cargo bike share opportunities. 

Are units available for accessibility, adaptability or “Aging in place”?

Yes! Veridian is carefully designed with consideration for ability and aging in place. Trillium Flats: all Lower Floor units; Nest Flats: Lower Floor units #10, #12; Farmhouse: Middle Floor unit #20 are ACCESSIBLE: Meets ANSI ICC 117.1 Type A standard, including: 3’-0” wide entry and interior doors. Plumbing fixtures at accessible heights with standard wheelchair clearances and grab bars. Standard wheelchair turning radius in bedrooms.

Nest Flats: one Lower Floor unit #11; Farmhouse: all Middle and Upper Floor units are ADAPTABLE: Meets ANSI ICC 117.1 Type B standard, including: 3’-0” wide entry door. Mobility clearances at bathroom fixtures, kitchen fixtures, and closets.

Many homes are designed for Aging in Place and adaptable for the needs of occupants of any age or ability. These homes are envisioned to stay livable. They are designed with 3’-0” wide entry door. Some floor plans include closets stacked between floors to allow for the installation of an optional elevator.

Is there a gym or a Pool?

Veridian is located steps away from the Meri Lou Murray Recreation Center inside County Farm Park. It boasts an indoor pool, indoor track, cardio room, strength training room and more. Check out the wonderful facilities and learn more about membership fees.

How much are property taxes?

Property taxes are assessed by the City of Ann Arbor and will depend on the assessed value of your property. You find Ann Arbor Property Tax information on the City’s website: Online Assessment and Property Tax Data

WHO PROVIDES WATER, SANITATION AND SAFETY SERVICES?

Veridian is located in the City of Ann Arbor. All compost, recycling, landfill waste, police, fire, schools, water, sewer, etc are served by the City.

Do i need a realtor to reserve or purchase a home?

No, it is not essential to have a realtor or broker, but if you have already been working with one, we will collaborate with them as needed (REALTORS NOTE - see below**). We have a very different experience for home buyers and we are unlike any conventional builders or developers. We have a no bid process that requires no negotiation and there are limited upgrade options for finishes (see above on potential upgrades or customization options). From the initial reservation process through the months after you move in, we will be here every step of the way to help you through the process and educate you and the community about why Veridian is being recognized around the globe.

WHAT IS Electric INDUCTION cooking?

Induction cooking is faster, more flexible, safer, cleaner and healthier than any gas cooker.

Unlike methane gas stoves that use thermal conduction, induction heats cookware directly without the need for a flame or burner. Because there is no heating of a separate element, an induction cooktop can heat cookware faster than any other medium. Watch this video about induction cooking.

READ the RMI report, Health Effects from Gas Stove Pollution, which summarizes two decades of health research, and finds that indoor air can be two to five times more polluted than the air outside, due in part to nitrogen dioxide emissions and other pollutants coming from gas stoves.

Since Veridian is all-electric, will the homes lose power DURING a grid blackout?

One goal at Veridian is to eliminate blackouts. The power grid is increasingly vulnerable to blackouts due to aging infrastructure and severe weather due to climate crisis. Veridian is designed to mitigate these impacts. Most homes will have a compact home battery that reduces your reliance on the grid by storing your solar energy for use when the sun isn’t shining. You can add additional batteries to your home to further lower your carbon footprint and to prepare your home for power outages. Additionally, THRIVE Collaborative is working with experts to find ways to implement full microgrid services to Veridian that would allow for critical energy usage for the entire neighborhood even during complete grid blackouts and become a model for climate resilient neighborhoods around the world.

WHAT IS NET ZERO ENERGY?

Net zero energy is a tool for clean, reliable and affordable energy that is necessary to meet the demands of climate crisis. THRIVE Collaborative adopts the definition used by the International Living Future Institute: One hundred percent of the building’s or community’s energy needs on a net annual basis must be supplied by on-site renewable energy. No combustion is allowed.

Certification is based on actual, not modeled, performance.
